Rental responsibility?

The owner of our house has put our duplex up for sale. There was an inspection last week for an appraisal. Today we get a notice that we must paint the whole house and fix the hole. If we do not have this done by the 17th possible eviction. The house could use paint. I have a 2 year old who loves to draw, but figured I would wait till he is out of that stage, before doing so much work. We have been here 6 years, never been late with rent and good tenants. Every year they have an inspection and up until now we have ped the regular check ins. Are we responsible for buying the paint and doing this ourselves as they suggest? We are in WA state.
